BOOKING AN APARTMENT

The apartment to be booked is selected on the website by adding it to your shopping cart. The booking is sent by paying for the contents of the shopping cart
in the checkout function of an online store. By making a reservation, you accept these terms and conditions and the price of the rental. If an e-mail address is provided at the time of booking, a confirmation e-mail will be sent. The booking confirmation will show the apartment booked and the price.

PAYMENT

The e-commerce payment provider is Visma Pay (Visma Payments Oy, business ID 2486559-4), which is registered in the register of payment institutions maintained by the Financial Supervisory Authority. Payment is made via the Visma Pay online service and the statement and invoice will show Visma Pay or Visma Payments Oy as the beneficiary of the payment. Visma Pay forwards payments to the online merchant. Payment is secure as all transaction information is transmitted over an encrypted connection so that no third party can see the transaction details.

A transaction is created between an e-commerce customer and an online shop. The online shop is responsible for all obligations related to the transaction.

PAYMENT METHODS

Through Visma Pay, you can pay with your online banking ID, wallet, payment cards (credit/debit), invoice or instalment.
The following payment methods are available: Osuuspankki, Nordea, Danske Bank, Oma Säästöpankki, Säästöpankki, Aktia, Local cooperative banks, S-Pankki, Handelsbanken, Ålandsbanken, MobilePay, Masterpass, Pivo, Visa, Visa Debit, Visa Electron, MasterCard and Debit MasterCard cards, as well as Flexo, Fellow Invoice and Fellow Business Invoice.

MobilePay: you can pay with your MobilePay wallet if you have enabled online payments in the app settings. Payments made with a MobilePay wallet will be charged to the payment card linked to the wallet. If the debit from the payment card fails, it is not possible to pay with a MobilePay wallet in the online shop.

Flexible bill and instalment is a domestic service that lets you make your purchases quickly and securely. The flexibility is intended for individuals who have managed their finances properly. Flexibility gives you 30 days interest-free and free of charge. Once you receive the invoice, you can decide whether to pay it in full or in instalments. With instalments, you can pay for your purchases in up to 36 instalments, starting from €9.90/month. The cost of the Flexibility instalment plan is 3,90 EUR/month and the interest rate is 19,90%. You can use Jousto to pay for purchases between €30 and €3000. The lender is Aurajoki Nordic Oy. Read more about Flexibility at www.jousto.com.

OP Invoice – A flexible way to pay for online purchases. For customers of all banks. With OP Invoice you can make purchases up to 5 000 euros and pay them off interest-free within 45 days. If you wish, you can split the invoice into several instalments. Your purchase is shown in one spot enabling easy management of expenses. With a credit limit, you can keep your consumption within the limits you want. You will receive your invoices conveniently by email. On our online service, you can see information about your OP Bill usage and the amount of purchases you have made. You can use the OP Bill if you are over 20 years old and able to pay, and

RENTAL TERMS

BOOKING CONFIRMATION / CONTRACT

A booking confirmation is a contract that confirms the rental between the tenant and the landlord. The contract is binding and only the number of persons stated in the booking confirmation can stay in the apartment.

PETS

Pets are not allowed in the apartment.

SMOKING

Smoking is only allowed outdoors. Smoking inside is strictly prohibited. If the tenant violates the smoking rule mentioned in the rental conditions, he/she is obliged to pay for the cleaning costs and any damage to furniture or other movable property or odours caused by the violation. The homeowner determines the amount of the damage, which is at least 500 euros

If You smoke on the balcony, please consider other people around you. If you smoke, remember that the island is very dry in summer. Ashes are shed and cigarettes are only stubbed in their designated places. We have provided “safe” ashtrays for smokers in the yards and on some balconies, so please use them.

CLEANING

The apartments are rented out in a clean and functional condition. However, the tenant must keep the dwelling clean during the tenancy and leave it in a condition equivalent to the normal level of cleanliness when it is handed over. The final cleaning does not include the washing up of dishes or the removal of the client’s rubbish.

When you leave, empty the fridge of perishable products – the final cleaning can take a few days. For the same reason, make sure that no dirty dishes are left in the dishwasher.

LIABILITY FOR DAMAGES

The tenant is responsible for any damage, breakage or loss of goods & objects caused by him/her during the rental period. Damage must be reported immediately to the contact person. The obligation to notify also applies to damage not caused by the customer, e.g. pipe leakage, electrical/equipment failure, etc. Any damage will be repaired as soon as possible, within a reasonable time.

TERMS AND CONDITIONS OF PAYMENT

The rent and any additional services are payable 28 days before arrival. If the timespan to your arrival date is shorter, the rental fee is to be paid immediately upon reservation. The weekly rent includes water, electricity and internet.

CANCELLATION OF RESERVATION

If the reservation is cancelled 27 days before the start of the rental period, the tenant will retain half of the rental amount. If the booking is cancelled less than 7 days before or during the rental period, no refund will be made.

The booking fee literally reserves the apartment. By reserving an apartment, the owner cannot rent it to another person for the same period. The booking fee is non-refundable.

Cancellations must always be made in writing, by email to info(at)housekastri.net. The cancellation is deemed to have occurred at the moment the email is sent.

The lessor will not compensate for “Force majeure” situations (cancellation due to force majeure) affecting the rental.

THE LANDLORD’S RIGHT TO CANCEL THE BOOKING

In case of force majeure, the booking may be cancelled by the landlord. Such obstacles include a fire, an earthquake or the sale of your home. The reservation can also be cancelled by the landlord if the rental conditions are not met or due to compulsory repairs to the apartment. The landlord also has the right to cancel the booking if there is any suspicion of irregularities. If the cancellation is made by the landlord, the customer is entitled to a full refund of the amount paid.

RIGHT TO COMPLAIN

In case of complaint, please contact us in writing by e-mail info(at)housekastri.net. Any comments or complaints about the site must be addressed promptly after the cause of the complaint has been identified. We do not deal with subsequent complaints.

OTHER / PRACTICES REGARDING THE RENTAL OF APARTMENTS

Arrival and departure times must be agreed in writing (by e-mail confirmation) in advance.

When the property is transferred, it must correspond to the income situation in terms of movable property, real estate and yard.

For lost keys, we always charge EUR 100. We charge €30 for opening doors outside the entry hours during the day (8am-8pm) and €50 at other times, plus a possible locksmith charge if necessary.

For easy reference, the apartments will have an apartment booklet with more detailed information about the apartment and the building society, information about the surrounding area and all emergency numbers.
